Renting a home may seem complicated, but with the right information, the process is simpler than it seems.
Before searching
Define your budget
The general rule is that rent should not exceed 30% of your income. Remember to include:
- Monthly rent
- Utilities (electricity, gas, water)
- Internet and community fees (if not included)
Make a list of priorities
- Location and connections
- Number of bedrooms
- Essential services (elevator, parking, terrace)
The rental contract
Duration
- Legal minimum: 5 years (or 7 if the landlord is a company)
- Automatic extensions if neither party notifies otherwise
Deposit
- 1 month legal deposit is mandatory
- The landlord can request additional guarantees
Rent updates
- Usually according to CPI
- Must be stipulated in the contract
