Beyond the property price

When you buy a property, the advertised price is not the only cost. You need to add between 10% and 15% extra in expenses.

Taxes

Second-hand property

  • ITP (Property Transfer Tax): 10% in Catalonia
  • Paid on the purchase price

New build property

  • VAT: 10% of the price
  • AJD (Documented Legal Acts): 1.5% in Catalonia

Notary fees

  • Purchase deed: between €600 and €1,000
  • Mortgage deed (if applicable): similar amount
  • Depends on the property price and complexity

Land registry

  • Deed registration: between €300 and €600
  • Mandatory to protect your rights

Agency fees

  • Document processing: between €300 and €500
  • Optional but highly recommended

If you have a mortgage

  • Valuation: between €300 and €400
  • Opening fee: can reach 1% (negotiable)
  • Linked insurance (life, home)

For a €200,000 second-hand property:
