When you buy a property, the advertised price is not the only cost. You need to add between 10% and 15% extra in expenses.
Taxes
Second-hand property
- ITP (Property Transfer Tax): 10% in Catalonia
- Paid on the purchase price
New build property
- VAT: 10% of the price
- AJD (Documented Legal Acts): 1.5% in Catalonia
Notary fees
- Purchase deed: between €600 and €1,000
- Mortgage deed (if applicable): similar amount
- Depends on the property price and complexity
Land registry
- Deed registration: between €300 and €600
- Mandatory to protect your rights
Agency fees
- Document processing: between €300 and €500
- Optional but highly recommended
If you have a mortgage
- Valuation: between €300 and €400
- Opening fee: can reach 1% (negotiable)
- Linked insurance (life, home)

For a €200,000 second-hand property:
