What is an energy certificate?
The energy efficiency certificate is an official document that indicates the energy consumption of a property. It classifies properties on a scale from A (most efficient) to G (least efficient).
When is it mandatory?
Since 2013, it is mandatory to have an energy certificate to:
- Sell a property
- Rent a home
- Publish real estate advertisements
What does the certificate include?
- Energy rating: from A to G
- Energy consumption: kWh/m² per year
- CO2 emissions: kg CO2/m² per year
- Improvement recommendations: measures to increase efficiency
How much does it cost?
The price varies depending on the size of the property, but ranges between €50 and €150 for a standard apartment.
How long is it valid?
The certificate is valid for 10 years, unless major renovations are made that modify the energy efficiency.

A good energy certificate can:
- Increase the value of the property
- Reduce the buyer’s energy bills
- Facilitate access to rehabilitation grants
